Facility Manager

POSITION SUMMARY
The Facility Manager ensures the short- and long-term maintenance, security, and safety of the facilities and grounds. The main facility is 100,000 sq. ft. and originally built in 1887  

 RESPONSIBILITIES
Primary responsibilities include, but are not limited to, the following:

  • Proactively review all general maintenance and maintain detailed maintenance records on all HVAC units, coolers, and other significant equipment for two facilities including interiors, exteriors, parking lots, and leased city property around the facilities such as streets and sidewalks
  • Ensure janitorial cleaning, upkeep, and safety standards are maintained and efficiencies are discovered to provide a safe and secure environment for guests, staff, self, and others  
  • Maintain compliance with applicable regulations by completing regularly scheduled inspections per established schedules, assist and maintain accurate regulatory documentation as required, and update OSHA related maintenance checklists and documents as needed
  • Oversee the safe and proper maintenance of department equipment and tools including coordinating repairs and/or replacement and ensuring all are returned to appropriate storage areas upon task completion and/or end of shift
  • Monitor fire and emergency safety equipment
  • Manage, respond, and immediately resolve issues regarding security systems or grounds issues as needed at both locations
  • Manage and conduct basic maintenance and repairs including carpentry, plumbing, electrical work, etc. and hire outside vendors if needed
  • Manage construction projects
  • Regularly communicate emergencies, requests for assistance, clarify tasks, etc.
  • Supervise and ensure appropriate removal, handling, and disposal of hazardous items per outlined procedures
  • Monitor waste collection and disposal  
  • Develop a long-range facility plan including maintenance and improvements and estimated costs, with the involvement of staff, Board, and outside expertise
  • Create an annual budget and adhere to proposed budget, managing expenses for the benefit of the organization
  • Perform and oversee set-up and clean-up for public programs and events
  • Help and/or coordinate shipping, packing, and crate construction for artwork shipments as needed

REQUIREMENTS

  • Bachelor’s or Associate’s Degree with technical training in Facility Management or a related field
  • Minimum 1–3 years experience as a supervisor or facility manager or related profession, preferably in the context of a small-to-medium-size arts organization or other nonprofit organization
  • Minimum 1–3 years experience conducting repairs and renovations including carpentry, plumbing, electrical work, etc.
  • Experience in training and managing OSHA and other hazard and safety policies
  • Experience creating and managing an annual budget of more than $50,000
  • Outstanding leadership skills to motivate and coordinate employees, as well as deal with any disciplinary issues that may arise
  • Organizational skills and impeccable attention to detail and quality control of facility standards
  • Strong analytical skills to review complex information in order to make decisions based on needs and budget concerns
  • Clear and concise communication skills to effectively manage and coordinate facility employees
  • Well versed in technical operations and facilities management best practices
  • Experience using Gmail, Google Calendar and Drive, and Microsoft applications including Excel
  • Creative and strategic thinker with the capacity to take initiative and to work independently and as a team player in a fun, yet demanding arts organization
  • Some art handling preferred but not required
  • Ability to have a flexible work schedule, including occasional evenings and weekends
  • Understand and promote Bemis Center’s mission in a clear, spirited manner
  • A successful reference check

WORK ENVIRONMENT
Work is regularly performed in a combination of office and shop environments, sometimes outdoors and/or non-temperature controlled areas, and is regularly exposed to dust, odors, oil, fumes, and noise.

PHYSICAL DEMANDS
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.

  • Must be able to talk and hear
  • Must be able to stand, walk, use hands to handle and feel
  • Must be able to repeatedly lift and carry a minimum of 40 lbs. without assistance, with the ability to lift up to 80 lbs. as necessary with assistance
  • Must be able to reach above head and down to the ground while using hand tools, power tools, and other equipment
  • Must be able to perform moderate to heavy manual labor
  • Must be able to crawl, bend, stretch, and climb while performing routine tasks
  • Must be able to work in non-temperature controlled areas throughout the year
  • Must be able to drive a motor vehicle
